How much will the inspection cost?
This is usually the first question I am asked and it is the not the
question you should be asking. First you need to look at the
qualifications and character of the home inspector. Ask
yourself: If I hire this person will I receive a full unbiassed and
comprehensive inspection report on the true condition of my property"? This is by far the most important factor to consider.
Now to answer the question. A basic home inspection on a home less then
1000 qs. ft. begins at $329.00 + GST while an average home will cost
$389.00 + GST. Some homes depending upon the size, age, location and
requirements of the client might cost as much as $600.00 or
$700.00. Decide what you want and give me a call for price. Once again, remember you get what you pay for and the lowest price is not always the best deal!

When do I pay for my Home or Commercial Inspection?
The Inspection Agreement Contract needs to be signed before I can begin the inspection.
Generally both parties sign the agreement on site immediately prior to
the inspection. Other arrangements for signing prior to the inspection
can be made as necessary. In any event, payment is due upon signing of
the contract. A copy of the agreement on the tab to the left has been provided so you can read and sign it in advance of the inspection.
What payment methods do you accept?
Cash or check please. Other payment arrangements can be made if
necessary. I do not bill by invoice or as part of the settlement
statement. The industry works this way so that there will never be a
conflict of interest for the inspector. Thank you for your
understanding.
Do I live in an area that you serve?
I regularly perform inspections in the following areas:
~ As far as North Battleford in the east
~ As far as Meadow Lake in the Northeast
~ As far as Cold Lake in the Northwest
~ As far as Wainwright in the Southwest
~ As far as Kerrobert in the Southeast
Note: travel to other areas can be arranged.
Do you work for a real estate agent?
No. I am an independent company and my fiduciary duty is to you.
Realtors will sometimes recommend several home inspectors as a
professional courtesy, but I am not affiliated with or compensated by
them in any way.
What if I find a new concern that is not listed in the report?
I make every effort to uncover all practical concerns when I inspect a
property. Some problems may be intermittent and others may be
concealed. Simply put, every issue with a property will never be
discovered during the relatively short time your inspector is
physically on the property. Some problems will only be uncovered by
living or working in the building. Realistic expectations about your

Will the Home / Commercial inspector provide me with advice on the purchase of the property?
No. The inspection report does not represent an endorsement for or
against the purchase of real estate. The report is simply intended as
an exercise of discovery and clarification.
Is the seller required to fix the problems that my Home Inspection discovers?
No. The inspection is intended as an exercise of discovery. Facts may
be uncovered in the report that the seller or buyer was not aware of.
Your Realtor will help you work through any subsequent negotiations.
Your realtor will also explain your rights and options as outlined in
the inspection clause of your purchase agreement.
Will you recommend contractors that might be needed on the property?
No, this goes against the Nachi code of ethics
as there is some potential to accept compensation directly or
indirectly, for recommending contractors to inspection clients. This is
related to potential conflicts of interest while performing
inspections. I would rather not make contractor recommendations at all
for this reason.
Do you offer to do repairs or improvements based on the inspection?
No, Nachi code of ethics
prohibits home inspectors from repairing, replacing or upgrading, for
compensation, systems or components covered by the standards of
practice for one year after the inspection.
Does my property comply with all of the current building codes and laws?
A home /commercial inspection by definition is not a code compliance
inspection. We sometimes make reference to code verbally or in writing,
but as a point of clarification your inspection is not a code
compliance inspection per se.
I do not understand construction industry terms. Will I know what is discussed?
I take great pride in putting your report findings in easy to
understand language and will be certain to discuss my findings with you
after you have had time to review the report. However, for your
